To preserve the unique history and character of the District, the initial master plan includes the preservation and restoration of iconic properties to bring new life to the modern-day community. Most often completed through adaptive reuse, this approach has been the driving force behind the Magic City Innovation District-Little Haiti’s® current objectives. Below are a few examples of how we have transformed and repurposed old warehouses into new desirable spaces.
This former underutilized factory underwent a full renovation and redesign to become a 12,575 square-foot retail-oriented property complete with showroom and workspace. The tenant, The Cobblers, is a specialty footwear cleaning and restoration business that utilizes manufacturer-level equipment while also providing consulting on high-fashion and collectable footwear and leatherworks.
A transformation from empty warehouse to activated commercial property – this conversion included an interior upgrade as well as an addition to the property which allows for more business activity. Current tenants include RawFit, an integrated fitness, nutrition, and training facility. The adaptive reuse brings a total of 13,759 square feet of space, including two additional creative office spaces.
To accommodate CCOM Group, a large creative agency that manages multiple regional, national, and international accounts, this warehouse conversion included major upgrades to technology infrastructure and interiors. The converted space provides almost 11,000 square feet of studio, office, and conference room space.
One of the District’s larger conversions, this collection of warehouses were joined with a new central courtyard connecting the spaces and providing a welcoming entry point. Tenants include a variety of businesses ranging from art gallery space, to real estate offices, custom sneaker boutique, an artisanal doughnut bakery, and more.
